Office clearance: contents sorted on site, serviceable furniture routed to reuse before disposal, and waste transferred under registered carrier documentation with diversion tonnages reported.
Continuum Green clears commercial premises across the UK to a documented, high-diversion standard. Furniture, equipment, and waste are sorted on site, routed to reuse wherever possible, and evidenced with the transfer notes and diversion data your organisation needs.
An office clearance is a waste operation with a reputation attached. Most of what leaves a commercial building is not waste at all, and the difference between a good clearance and a cheap one is how much of it avoids being treated as such.
The regulated part matters too. Commercial waste carries obligations that do not end when a van drives away, and the paperwork that proves you met them is the thing an auditor, a landlord, or an ESG report will ask for months later.
Those duty of care obligations, and the records that must be retained once a move is finished, are covered in the office move checklist.
We survey before quoting, sort at source rather than tipping everything into one stream, and give you a record of where material went. Furniture in serviceable condition is assessed for redeployment, resale, or donation before disposal is considered.
Where a clearance is part of a lease exit, it usually sits inside a wider sequence. Our lease-end clearance page covers how contents clearance, soft strip, and dilapidations works fit together.
Search for office clearance and you will find offers of free collection. Those offers are usually genuine, but the model behind them is worth understanding before you compare it against a priced quote.
| Model | How it works | When it suits you |
|---|---|---|
| Free or value-offset clearance | The provider takes the resale value of your furniture in exchange for clearing the site. They select what is worth taking. | Modern, branded, undamaged furniture in volume. If your stock has real resale value, this can genuinely cost nothing. |
| Fixed-price clearance | Quoted on volume, access, and sorting depth. Any recovered value is offset against the price and shown. | Mixed-condition contents, tight deadlines, or where you need full documentation and diversion reporting. |
| Waste-only collection | Everything is treated as waste and removed by volume. No sorting for reuse. | Genuinely end-of-life contents with nothing recoverable. Cheapest per load, worst diversion figures. |
The catch with free clearance is selectivity. A provider taking the value will take the desks worth taking and may leave the damaged units, the old storage, and the IT behind, at which point you need a second supplier for the remainder. Ask what happens to what they do not want before you accept.
The furniture and equipment leaving your office has value beyond your organisation. Continuum Green operates an active network of charitable partners, community organisations, schools, and social enterprises across the UK that benefit directly from responsibly cleared office assets through our office furniture reuse and recycling routes.
When your clearance generates a donation, we document it. You receive confirmation of where your assets went, who received them, and the social value your organisation created simply by choosing a responsible clearance partner. Clearance that gives back is clearance worth doing.
Commercial waste sits under a legal duty of care, and the obligation stays with you as the producer. It is not transferred by handing material to someone who says they are licensed.
Section 34 of the Environmental Protection Act 1990 requires waste to be transferred only to an authorised person, described accurately, and recorded on a waste transfer note. Those records should be retained. If your clearance included electrical equipment, the WEEE Regulations 2013 apply on top, and anything holding personal data brings UK GDPR obligations with it.
The practical version is short. Check the carrier is registered with the Environment Agency, or SEPA in Scotland, and keep the registration number. Get a waste transfer note describing what actually left, not a generic line. Keep certification separately for any data-bearing equipment.
Providers who cannot produce these as standard are the ones worth avoiding, regardless of price. A cheap clearance that turns up in a fly-tipping investigation is a false economy of a memorable kind.
Sorting on site is what produces a high diversion rate, because once streams are mixed they are expensive to separate and usually are not. This is where a typical office clearance ends up.
| Stream | First route | Fallback |
|---|---|---|
| Serviceable furniture | Redeployment to your other sites, resale, or donation to charities and social enterprises. | Material recovery where the frame or components can be recycled. |
| Damaged furniture | Component recovery, since steel frames and glass often outlast the unit. | Segregated recycling by material. |
| IT and electricals | Reuse after certified data destruction, handled through IT asset disposal. | Authorised treatment facility under WEEE. |
| Paper and confidential records | Secure shredding, then pulping and recycling. | Never general waste, whatever the volume. |
| Packaging, card and plastics | Segregated dry recycling. | Energy recovery. |
| Genuine residual waste | Energy recovery rather than landfill. | Landfill, as a last resort and reported as such. |
Not every office clearance is straightforward. Government offices, healthcare facilities, legal firms, and financial services organisations all carry additional obligations around data security, asset disposal compliance, and regulatory documentation that a standard clearance company is simply not equipped to handle.
Continuum Green operates with the processes, trained personnel, and documented procedures required to manage clearances in regulated environments. Confidential waste is handled under strict protocols. Data-bearing assets are processed through certified destruction procedures. Every disposal is fully auditable and traceable from your premises to its final destination.
Clearances are quoted on volume, access, and how much sorting is required, and the three interact more than a per-item rate suggests.
Volume comes from a survey. Access is the multiplier: lift availability, loading bay windows, stair carries, and whether work can happen outside office hours change the crew size and duration more than the quantity does.
Sorting depth is the third. A clearance that separates reuse, WEEE, confidential paper, and dry recycling costs more in labour than one that fills a single container, and produces both a better diversion figure and the documentation to prove it.
Recovered value works in your favour. Furniture with genuine resale value offsets cost, which is why the survey matters: an accurate view of what is actually serviceable changes the number in your direction rather than the provider’s.

Some requirements sit outside what we do.
We do not carry out soft strip demolition. Partitions, ceilings, raised floors, and mechanical and electrical systems are removed by a demolition contractor under CDM 2015. We frequently clear a floor immediately ahead of one.
We are not a skip hire company and we do not offer waste-only collection where nothing is sorted. If your contents are genuinely end-of-life with nothing recoverable, a waste contractor will be cheaper than us and we will say so.
We also do not sell second-hand furniture from a showroom. Recovered items are redeployed, resold through partners, or donated. If you are looking to buy used office furniture, we are not the right destination.
Questions that come up most often before a clearance is booked.
Often yes, but it is value-offset rather than charitable. The provider keeps the resale value of your furniture. It works well where stock is modern and undamaged, and less well where it is mixed, because they may take only the saleable items and leave the rest.
A waste transfer note describing what actually left the site, the carrier registration number, and separate certification for any data-bearing equipment. Keep them. The duty of care sits with you as the waste producer.
Most of it, if sorting happens on site. Once streams are mixed they are rarely separated afterwards, so diversion is decided by how the clearance is run rather than by where the material ends up.
Yes, and in occupied or shared buildings it is usually necessary. Out-of-hours access normally needs landlord approval, so confirm it early.
Yes. Tonnages by stream and diversion percentages are recorded and reported, which is the part waste-only collection cannot give you.
Clearance is about removing contents and returning the space to an agreed condition. Decommissioning is the wider process of taking a site out of use: separating assets by stream, handling data-bearing equipment under certified destruction, and producing the records that show where each stream went. Most projects need both, and on a single site they usually run as one job. The distinction matters when you are asked to evidence the outcome rather than simply confirm the building is empty.
